Four building waves, four kinds of garage
The village began in 1854 around Carp Road and Hazeldean Road and was rebuilt along the railway after the fire of 1870. The ward councillor’s 2024 notebook on growth, drawn from 2021 census data, City estimates and City aerial photos, lays out the waves:
- Before the 1980s: Stittsville Main Street south of today’s Abbott Street, a few streets off Beverly, Fringewood North and South.
- To 2002: Crossing Bridge, Wyldewood, Amberwood, Bryanston Gate, Forest Creek, the first of Amberlakes and Granite Ridge.
- 2002 to 2011: Timbermere, Echowoods, Jackson Trails and Granite Ridge filled in; Fairwinds and Hartsmere began.
- 2011 to 2021: Fairwinds-Poole Creek, Potter’s Key, the rest of Hartsmere and the first Fernbank streets.
On an older street, the door, springs and opener may each have been replaced since the house went up. On a street finished in the last few years, they are likely the parts the house was built with, and the warranty question comes first.
Nearly half the houses are new
The same notebook counts 44% of Stittsville homes as built since 2016, with roughly 1,000 homes and apartments added a year. Tarion’s one-year warranty begins on the date of possession, protects against Ontario Building Code violations and applies for the year even if the home is sold. When a fault on a new door could come from the build or the installation, report it to the builder through Tarion’s process first.
A 1980s or 1990s door: repair it or replace it
HomeStars’ installation guide gives two tests. A repair usually makes sense when one panel, spring or cable has failed on a door under roughly ten years old. Replacement makes more sense once repairs approach half the cost of a new door, or when the door lacks pinch-resistant panels. The same guide says an opener made before 1993 lacks the photo-eye sensors now required.
In Ottawa, HomeStars puts a new single door, installed, at $700–$1,500 and a double at $1,200–$2,500. A new opener usually sits on its own line, at $400–$900 installed in the Canada-wide guide. The full comparison is on the repair or replace page.
What repairs cost on a west-end call
The HomeStars Ottawa page puts a repair at $150–$600. One Ottawa firm’s published list from August 2025 prices jobs one by one, parts and labour included: a spring at $250–$450+, opener repair at $150–$350+, track alignment at $150–$250 and a cable at $200–$300. HomeStars’ Canada-wide guide adds $50–$75 for a sensor fault.
After-hours fees, disposal of old parts and travel outside the company’s usual area come on top. Springs have their own page, spring repair in Ottawa, and the rest is on the repair cost guide.
Getting a company out past Kanata
Stittsville is about 20 km west of downtown. The Queensway reached past Eagleson Road in the 1980s, and Hazeldean Road was widened to four lanes around 2009. One Ottawa firm’s cost article says the neighbourhood can play a small role in the travel time it charges for.
The Fernbank lands sit between Stittsville, Kanata West and Kanata South, so a street there can carry either name. Stittsville’s urban part sits in the former Goulbourn Township, and addresses beyond it can be further out. Write your postal code and nearest cross street, and ask about travel on the first call.
The written quote
The quote should name the fault, each part, the labour, any travel or after-hours fee, disposal and HST. HomeStars suggests asking what warranty covers the labour and parts, and for how long. In Ontario, work over $50 needs a written agreement, and an estimate in it can be exceeded by 10% at most unless you sign a change. The province recommends a deposit of 10% or less, and a contract signed at home carries a 10-day cooling-off period.
Who you are dealing with
Ottawa Garage Door Desk is a request service. Your Stittsville request goes to one independent garage door company that works the west end. That company calls you back, quotes the job and does the work.
Questions to ask the company
- Does your area take in my part of Stittsville, including the Fernbank streets and rural Goulbourn roads?
- Is there a travel charge for a Stittsville address, and how much?
- My opener came with a 1980s house. Does it have photo-eye sensors, and can it stay?
- If several parts are worn, will you price the repair and a new door side by side?
- Will the written quote list parts, labour, disposal and HST on separate lines?
Have this ready for the call
- Street and nearest main road: Stittsville Main Street, Hazeldean Road, Carp Road, Abbott Street, Fernbank Road or Huntmar Drive
- The year the house was built, or the date of possession for a new home
- Brand and model from the opener label, and whether the door is single or double
- Photos from inside the garage, door closed, with springs, cables and tracks in view
- For a rural lot: the full civic address and whether the garage is attached
Questions people ask
Our Fringewood house went up before 1980. What should the request say about the door?
Give the build year, then everything you know was changed since: door, springs, opener. On a house that age, the parts in the garage can be much younger than the walls, and the company prices from what is there now.
Our Fernbank-area house was finished this year and the door already sticks. Who do I call first?
Tarion’s one-year warranty starts on the date of possession and requires the home to be built in a workman-like manner and free from defects in material, even if the home is sold. If the fault could come from the build or the installation, report it to your builder through Tarion’s process before you pay for a repair.
Our Crossing Bridge house still has its first opener. Does that matter?
Crossing Bridge was under construction by 1991 and fully built by about 2002. HomeStars’ installation guide says an opener made before 1993 lacks the photo-eye sensors now required and should be replaced. Put the brand and model from the motor label in your request.
I live off Fernbank Road. Is that Stittsville or Kanata?
The City’s Fernbank plan covers about 674 hectares between Stittsville, Kanata West and Kanata South, from Hazeldean Road south to Fernbank Road, so an address there can carry either name. Write the postal code and nearest cross street.
Why do the prices on this page differ so much?
The $150–$600 HomeStars range covers every kind of Ottawa repair. The firm’s list prices one job at a time, parts and labour included. Travel, after-hours calls and disposal of old parts sit on top of both, so ask for each as its own line.
