What to ask before you book

  1. Q1My house is from the 1960s: which parts of the door and track would you look at while you are here?
  2. Q2Are my springs torsion or extension, and do you replace them in pairs?
  3. Q3Can you check the bottom seal and the lowest section while you are on site?
  4. Q4If parts are worn beyond repair, can you price a repair and a new door side by side?
  5. Q5Will the price, parts list and HST be in writing before you start?

Before the visit

  • The year the house was built, and the age of the door and opener if you know them
  • A photo of the springs above the door or along the tracks, taken from the floor
  • Street and a nearby landmark: Bells Corners, Centrepointe, Craig Henry, Merivale Gardens or Crystal Beach
  • Any storm or impact repairs done on the door or frame since you moved in
  • A clear path to the door inside the garage, and the driveway cleared of the windrow

Postwar streets, older doors

Nepean Township dates from 1792. After Ottawa annexed Westboro in 1950, Nepean’s centre moved to Bells Corners, and through the 1950s and 1960s its urban area spread into rural land, such as Centrepointe in the east and Barrhaven in the south. Nepean became a city in 1978 and joined Ottawa in 2001.

In a house from the 1950s or 1960s, the door may be original or a later replacement. Write the build year, and the door’s age if it differs, so the company knows whether to expect original tracks and hardware or a newer door.

Springs and the price list

HomeStars’ Canada-wide guide prices a spring replacement at $150–$350, with extension springs at $150–$200 and torsion springs at $200–$350, and most common repairs at $150–$400. Its Ottawa page reports garage door and hardware jobs from $100 to $40,000, an average of $730, from homeowner reports as of March 2022. Take a photo of the springs from the floor and send it with the tag. The springs page explains the two types.

Snow and the end of the driveway

Nepean gets about 150–200 cm of snow a year. If the bottom seal or the lowest section looks worn, say so in the tag and ask the company to look at it on the same visit.

After a plow passes, the pile at the end of the driveway, the windrow, is yours to clear. If you put out driveway markers, the City asks for markers no larger than a hockey stick, set back from the street or sidewalk.

Storm repairs on the record

In September 2018, tornadoes hit the Ottawa area and caused widespread damage in Nepean’s Arlington Woods and Craig Henry neighbourhoods. If your door, track or frame was repaired after a storm or an impact, mention it in the tag: earlier repairs tell the company what it may find.

Questions

01Our Nepean house dates from the 1960s. Can the old door take new parts?

Write the build year, the door’s age if you know it, and a photo of the springs and tracks. The company decides on site whether parts for that door are still available. HomeStars’ installation guide says replacement makes more sense once repairs approach half the cost of a new door.

02What does the Ottawa price on this page cover?

HomeStars’ Ottawa guide reports garage door and hardware jobs from $100 to $40,000, with an average of $730, from 287 Ottawa homeowners as of March 2022. That range runs from small fixes to complete doors. The job-level figures from its Canada-wide guide, such as $150–$350 for a spring, are the closer comparison for a repair.

03Who clears the snow the plow leaves in front of my garage?

The City of Ottawa calls that pile a windrow, and the property owner is responsible for removing it. The Use and Care of Roads By-law prohibits pushing driveway snow onto streets, sidewalks or pathways. If you hire a snow company, the City says it must hold a valid business licence.

04I live in Bells Corners. Is that Nepean or Kanata?

Bells Corners became Nepean’s centre after Ottawa annexed Westboro in 1950, and it sits on the inner side of the Greenbelt. Kanata starts on the far side and has its own page. Barrhaven, also part of the old City of Nepean, has its own page too.
