What to ask before you book
- Q1Is my part of Orléans, toward Cardinal Creek or south of Innes Road, inside your area?
- Q2Is there a travel charge for an east-end address?
- Q3What R-value is my door now, and what would an insulated door cost for this opening?
- Q4For a double door, are you pricing one panel, one section or the whole door?
- Q5If the work changes the opening, who checks the permit with the City?
Before the visit
- Street, postal code and the nearest main road: Tenth Line Road, Innes Road, Renaud Road or St. Joseph Boulevard
- Door size: single or double, and how many sections high
- Whether a bedroom or family room sits above or beside the garage
- Photos of the door from the driveway and of the tracks and springs from inside
- The year the house was built, if you know it
The first Orléans garages
Orléans turned from farmland into a suburb from the late 1960s. Queenswood Heights was one of the first large developments, and Convent Glen and Orléans Woods followed in the 1970s, after Highway 174 was improved. Those early streets have ranch and split-level houses on comparatively large lots, with attached garages and generous setbacks. Fallingbrook and Chapel Hill came in the 1980s and 1990s, mostly two-storey brick houses and freehold townhouses.
Put the build year in the service tag, and any springs, cables or opener you know were changed since.
Two cars, one wide door
Orléans is a car-centric suburb, and most households have two or more vehicles. Single detached houses are more than half of its homes. A double door costs more than a single: HomeStars’ installation guide puts a double door at $2,500–$6,500 installed, against $1,000–$5,000 for a single, because the panel, springs and opener all scale with the opening.
Tell the company the width and the number of sections. If only one panel is damaged, say which one, counting from the bottom.
When the garage is part of the house
On an attached garage, HomeStars notes, the door forms part of the home’s thermal envelope, and insulation matters most when the garage shares a wall or ceiling with living space. The guide calls R-12 or higher a sensible target for attached garages. HomeStars’ repair guide lists one insulated steel replacement panel at $500–$900. If you plan to replace the door, ask for the R-value and the core material on the quote.
Same opening or a new one
The City of Ottawa lists replacing doors in the same size opening among projects that need no building permit. HomeStars notes that enlarging the opening or altering the header or framing usually needs a permit. Splitting a double into two singles changes the opening size, so it falls outside the City’s same-opening exemption. Settle who checks with the City, and who applies, before the work date.

Questions
01Our Convent Glen house dates from the 1970s. What should the service tag say about the door?
Give the build year, the door’s age if it was replaced, and whether it is a single or a double. Add any springs, cables or opener changed since you moved in, and a photo of the door from the driveway. The company uses that to plan parts and time for an older attached garage.
02There is a bedroom over our garage. Does the door's insulation matter?
HomeStars notes that insulation matters most when the garage shares a wall or ceiling with living space, and calls R-12 or higher a sensible target for an attached garage. Adding it costs about $200–$600 per door. Ask for the R-value in writing on the quote.
03We want to turn one double door into two singles. Is that a permit job?
The City of Ottawa exempts replacing a door in the same size opening. Splitting a double opening changes the opening, so it falls outside that exemption: ask the company to confirm with the City’s Building Code Client Service Centre, or call 3-1-1, before work starts. HomeStars puts the framing and finishing for the change at $400–$1,200.
04Which parts of Orléans does this page cover?
