What to ask before you book

  1. Q1Do you cover my part of Kanata, including South March and the streets past Terry Fox Drive?
  2. Q2Is there a travel charge for a west-end address, and how much is it?
  3. Q3If the opener motor is at fault, can you price a repair and a new opener side by side?
  4. Q4Will the quote list parts, labour, removal of old parts and HST on separate lines?
  5. Q5My house is less than a year old: should this go to the builder first?

Before the visit

  • Street and nearest main road: Castlefrank Road, Kanata Avenue, Katimavik Road, Eagleson Road, March Road or Huntmar Drive
  • Brand and model from the label on the opener motor, with a photo
  • What happens when you press the wall button and the remote: a hum, a click, the light only, or nothing
  • Whether the car is stuck inside the garage or shut out of it
  • For a townhouse row: the unit number and where a service van can stop

Three kinds of Kanata garage

Bill Teron planned modern Kanata in the 1960s as a series of communities with a mix of housing densities. Beaverbrook is the oldest neighbourhood, and Kanata’s first street, Tiffany Crescent, was built in 1964. For an older house, give the build year and any springs or opener you know were changed. In the Kanata Town Centre area north of the 417, the east side is townhomes and stacked townhomes, and the homes switch to single family toward Terry Fox Drive. In South March, with Morgan’s Grant west of March Road and Briarbrook east of it, extensive development is underway toward the north.

Say which of the three you live in. For a townhouse, give the unit number. For a new house, give the possession date.

Openers, remotes and sensors

Some faults show up first at the opener: a door that hums, reverses, or answers the wall button and ignores the remote. HomeStars’ Canada-wide guide lists opener repair at $49–$299, motor faults at $100–$200, sensor faults at $50–$75 and remote problems at $50–$100. A new opener, installed, runs $400–$900 in its installation guide.

Photograph the label on the motor unit and put the brand and model in the service tag. If the opener needs a new outlet or circuit, the installation guide notes that an electrician bills that part, at $150–$400.

Winter, the 417 and the parking ban

Kanata is about 22 km from downtown, with the Greenbelt between it and Nepean. HomeStars lists travel charges outside a company’s usual area and fees for calls after regular hours among the extra costs on a repair bill. Ask about both on the call.

In winter, a door that will not open can leave a car with nowhere to go. During a Winter Weather Parking Ban, cars parked on the street without a residential parking permit can be ticketed and towed. If a ban is coming, write that in the tag so the company knows the clock you are working against.

Who you are dealing with

Ottawa Garage Door Desk passes your Kanata service tag to one independent garage door company that works the west end. That company calls you, quotes the job and does the work.

Questions

01The opener hums and the door stays down. What should I write?

Write exactly that, and add if the door moved at all and if there was a bang before it stopped. Those lines tell the company what to expect before the visit. Leave the door as it is until the company calls.

02My car is stuck in the garage and snow is forecast. Does that change anything?

Put it in the service tag with the time you need the car out. Between November 15 and April 1 the City can declare a Winter Weather Parking Ban when 7 cm or more of snow is forecast. It aims to call an overnight ban by 9 am, and the ban runs from 7 pm to 7 am. Cars left on the street without a residential parking permit can be ticketed and towed.

03My house north of Terry Fox was finished this year. Who fixes the door?

Tarion’s one-year warranty starts on the date of possession and covers defects in work and materials. If the fault could be a defect and you are inside that year, take it to your builder through Tarion’s process before you pay for a repair, and keep copies of what you send.

04How far west and north do visits go?

We pass the tag to one company that works the west end. Kanata runs west from the Greenbelt across the Carp River, and north to about Old Carp Road; Stittsville sits right next to it on the southwest. Write your postal code, and the company confirms on the call that you are inside its area.
