New garage door in Ottawa: sizes, insulation and what the installed price covers
Give us the width and height of the opening, the door you have now and how you use the garage. One independent Ottawa garage door company gets the service tag and calls you to measure and quote.
In short
- 01Most Ottawa homeowners can expect $1,000–$2,500 for a standard garage door installation, and complex projects $4,000 or more, says the HomeStars Ottawa page.
- 02On the same page, a single door runs $700–$1,500 installed and a double door $1,200–$2,500.
- 03The City of Ottawa lists replacing doors in the same size opening as work without a building permit. Widening the opening is a different project; ask the City first.
- 04Insulation adds about $200–$600 per door on a Canada-wide guide, and matters most when the garage is attached to the house.

What to ask before you book
- Q1Does the price include new tracks, springs, rollers and weatherstripping matched to the new door?
- Q2What is the door's insulation, polystyrene or polyurethane, and its R-value?
- Q3Will my opener lift the new door, or does the quote include a new one?
- Q4Is taking away the old door in the price?
- Q5How long until the door arrives, and what deposit do you ask for?
Before the visit
- Width and height of the opening, measured inside the garage
- Ceiling height and the space above the door, for the tracks and the opener
- A photo of the door from outside and from inside
- Attached or detached, heated or not, and whether a room sits above the garage
- Colour or style you have in mind, and any condo or heritage rules for the front of the house
Measure before the call
The company needs four numbers to give a first price: the width and height of the opening, the ceiling height, and the space between the top of the opening and the ceiling. Standard doors come in sizes such as 9 by 7 feet for a single and 16 by 7 for a double. A stock size avoids custom panel pricing and the longer wait. Add whether the garage is attached, heated or under a room, and a photo of the door from inside and outside.
What sets the installed price
The door itself. On a Canada-wide guide, a single non-insulated steel door runs $1,000–$1,800 installed, insulated steel $1,500–$4,000, wood composite $2,500–$4,500, aluminum and glass $2,500–$7,000.
Insulation. Polystyrene cores sit around R-6 to R-9; polyurethane cores reach R-12 to R-18 and are stiffer and quieter. HomeStars calls R-12 or more a sensible target for an attached garage.
Size and site. Custom heights for trucks or vans add roughly 20–40% over a stock door. Low headroom, masonry work or rotted framing push labour up; framing repairs add $200–$800 on the same guide.
Windows and trim. Window inserts add $100–$500 per door; aluminum capping around the frame $250–$500.
The opener and the hardware
A new door is usually quoted without a new opener. If yours is under about ten years old and strong enough for the new door’s weight, the installer can remount it and reset its travel and force settings. Insulated doors weigh more, so ask the company to check. Openers made before 1993 lack photo-eye sensors, and HomeStars says they should be replaced whatever their power. See garage door opener.
Tracks, rollers and springs should come with the new door, matched to its weight. HomeStars warns against reusing the old springs and tracks to save money: the mismatch wears out both the door and the opener.
Permits, heritage streets and condos
Replacing a door in the same size opening needs no building permit in Ottawa. Widening the opening or changing the header counts as structural work in most municipalities, a Canada-wide HomeStars guide notes; ask the City’s Building Code Client Service Centre or 3-1-1 before you order. If the house is a designated heritage building or sits in a Heritage District Overlay, the City’s exemption list does not apply, so call first. In a condo or a townhouse with shared rules, get the board’s approval of the colour and style before the order goes in.
Contract, deposit, delivery
Ontario requires a written agreement for home renovation work over $50, with the work, the total with taxes, the payment schedule and the dates. The province recommends a deposit of 10% of the total or less. If you sign at home, you have 10 days to cancel without a reason. Ask for the delivery date of the door in the contract.

Questions
01What does a new garage door cost in Ottawa?
The HomeStars Ottawa page gives $1,000–$2,500 for a standard installation, with complex projects at $4,000 or more. It lists a single door at $700–$1,500 installed and a double at $1,200–$2,500. Material moves the price most: Canada-wide, an insulated steel single runs $1,500–$4,000 and a solid wood or custom door $3,500–$10,000.
02Do I need a permit to replace my garage door?
The City of Ottawa lists replacing doors in the same size opening among projects exempt from a building permit. The work still has to meet the Ontario Building Code and the Zoning By-law. Designated heritage buildings and properties in a Heritage District Overlay get no exemption: call the Building Code Client Service Centre or 3-1-1 first. Ask the same if you plan to widen the opening or change the header.
03Insulated or non-insulated?
It depends on the garage. A Canada-wide HomeStars guide suggests R-12 or higher for an attached garage, and says an insulated door on an attached, heated garage or one under a bedroom cuts heat loss through that side of the house. For a detached garage used only for parking, a non-insulated or polystyrene steel door does the job at a lower price.
04One double door or two singles?
One double is usually the cheaper option for the same width, since it needs one opener, one set of springs and one installation. Converting a double opening into two singles, or the reverse, adds $400–$1,200 in framing and finishing on a Canada-wide guide.
05How long does it take?
A straightforward swap in a standard opening takes three to five hours, according to HomeStars. The wait for the door is the bigger variable: custom colours and window layouts can take four to eight weeks to arrive.
06I signed at my kitchen table. Can I change my mind?
In Ontario, a contract signed at your home carries a 10-day cooling-off period. You can cancel for any reason within those 10 days, and the business must refund any deposit within 15 days of your notice.
