Where these answers come from

Prices come from HomeStars: its Ottawa page and its Canada-wide guides, opened on 29.10.2026. Rules come from Ontario, the City of Ottawa, Health Canada and Tarion. Your own price comes from the company that sees the door; the Ottawa repair cost guide breaks the figures down part by part.

Questions people ask

How long does a new spring last?

The HomeStars spring guide counts in cycles: 10,000 to 20,000 for torsion springs above the door, 5,000 to 10,000 for extension springs along the sides. A busy door uses them up faster. High-cycle springs cost more on the HomeStars Ottawa page and, per the spring guide, last longer.

Can a spring be adjusted, or does it always need replacing?

Both happen. The spring guide lists an adjustment at $40–$150 for minor issues and calls full replacement the safer choice after severe damage. The company that sees the door decides which case yours is.

Two companies quoted different prices for the same fix. Why?

Labour, first. Some firms bill by the hour, $60–$150 on the HomeStars spring guide, more for urgent work; others quote one figure for labour and materials. Travel, disposal of old parts, after-hours calls and brand surcharges move the total too.

Is a door without an opener cheaper to keep running?

HomeStars says manual doors tend to cost less to repair, since the work is mostly hardware and alignment. Automatic doors usually cost more when the fault is electrical or in the motor. Springs, cables and rollers wear on both.

What does a yearly check-up cost?

The HomeStars spring guide lists an annual maintenance check at $100–$120 and says lubrication, minor adjustments and routine inspections catch wear before it turns into a larger repair. Worn parts found on the visit are priced on top.

Is it safe to keep using the door while we wait?

With a broken spring or a crooked door, leave it where it stopped. The spring guide warns that a faulty spring can make the door fall unexpectedly and that spring tension can cause injury. Keep cars and children clear of the door until the company has looked at it.

We bought a house with an old opener. What should the company check?

Its age and its photo-eye sensors. The HomeStars installation guide says any opener made before 1993 lacks the photo-eyes now required and should be replaced, and budgets $400–$900 for a new one installed.

How do I find out whether my opener or keypad was recalled?

Search the Government of Canada recalls site for the brand and model. Health Canada posted a 2023 notice there on a wall control panel, sold alone or with wall-mount openers from March to October 2022, that could let a keypad override the secondary entrapment protection.

Does a garage door job need a City of Ottawa permit?

The City exempts replacing a door in the same size opening, though the work must still meet the Ontario Building Code and the Zoning By-law. Heritage buildings get no exemption. Ask about a wider opening at the Building Code Client Service Centre or 3-1-1.

What happens after I send a request?

Ottawa Garage Door Desk passes it to one independent local garage door company, which calls you back, books a time and gives its price. Pick Today, This week or Flexible on the form.

What helps the company price the job over the phone?

Say what the door does, what you can see (a gap in a spring, a hanging cable, a roller out of its track) and whether it is single or double. Add a photo from inside with the springs in frame and the model label from the opener.

Can the bill go up after the work starts?

Within limits. In Ontario, if the contract includes an estimate, the business can charge at most 10% above it unless you need extra or different work and both sides sign a change. Ask for a call before any part is added.

Does the price include HST?

Ask for it in writing. Ontario’s written agreement for contracts over $50 shows the total cost and payment terms with all applicable taxes, the deposit and the dates. The province recommends a deposit of 10% of the total or less.

How long does installing a new door take?

HomeStars puts a straightforward replacement in a standard opening at three to five hours, removal of the old door included. Resizing the opening or new electrical work can fill a full day. Custom colours and windows can take four to eight weeks to arrive.

Where does the warranty appear, and what should it say?

In the written agreement: Ontario’s guide lists a clear description of warranties on goods and installation labour among a contract’s contents. HomeStars notes most Ottawa installers offer some cover on labour and parts, with periods that vary. Get each length in writing.

Our house is under a year old. Should the builder fix the door?

Possibly. Tarion’s one-year warranty from the date of possession covers defects in work and materials on new homes. Its page names no garage door parts, so report the fault to the builder in writing first.
