A village on the Rideau, 25 km south
Manotick grew around the stone flour mill built on the Rideau River in 1860, now Watson’s Mill. It was part of Rideau Township until it joined Ottawa in 2001. Today it is a commuter village of 5,315 people (2021 census), just south of Barrhaven and Riverside South and about 25 km from downtown. The Mahogany subdivision, approved after a dispute that reached the Ontario Municipal Board, has long been under construction.
Write down three things: which side of the river you are on, the nearest main road, and how far the house sits from it. Manotick Main Street maps to Rideau-Jock Ward, River Road on the east bank to Osgoode Ward, and Bridge Street links them.
The drive out, and the travel line
HomeStars lists travel among the hidden costs of a door repair: some companies charge extra outside their usual service area, and it advises clearing that up when you book. One Ottawa firm’s cost page says travel time differs by neighbourhood.
Ask for travel as its own line, so you can compare quotes. Ask the company to look at the springs, cables and rollers while it is there, so a second trip is less likely. What sits inside the $150–$600 Ottawa repair range is on garage door repair cost in Ottawa.
Long driveways and the 9-1-1 sign
On a rural lot the house can sit well back from the road. The City requires a 9-1-1 blade sign, or a ground sign where permitted, when a building is more than 18 metres from the property line. Give that number, which building holds the door, a gate code and any dogs. In winter, say whether a van can drive up the lane. HomeStars says tricky sites with tight laneway access push installation labour towards $500–$700 per door, against $350–$700 as the general range.
Detached garages: power and the door you need
Most openers need an outlet close by, and a garage away from the house may have none where the unit would hang. HomeStars prices an outlet or circuit at $150–$400, billed by an electrician, and ESA requires almost all electrical work to be reported. Settle the power before the opener visit; the unit itself is covered on garage door opener.
Use decides the door. For parking only, HomeStars says a non-insulated or polystyrene steel door does the work at the lowest price. A heated workshop calls for polyurethane at R-12 to R-18 with a full perimeter seal, and the guide adds that an insulated door on an uninsulated building only gets you part of the way. Cores and R-values: insulated garage doors.
A new garage, or a lot by the river
A door in the same size opening is a door job; a new building is a permit job. For a detached garage the City asks for an application, a fee and plans drawn to a conventional scale. Lots along the Rideau carry a second check: the RVCA may require its own permit for a structure near the river or a floodplain. On a designated heritage property, alterations need City approval under the Ontario Heritage Act, and a staff-level alteration application carries a $309 fee.
What a Manotick quote should show
Ontario’s guide for home renovation businesses requires a written agreement for any contract worth more than $50. The contractor cannot charge more than 10% above the estimate without a signed change, and a contract signed at home carries a 10-day cooling-off period. On a rural call, the quote should list travel, each part, labour, any after-hours charge and HST. For a new door, it should say whether removal of the old one is included and who arranges electrical work in a detached garage.
Who you are dealing with
Ottawa Garage Door Desk is a request service. Your Manotick request goes to one independent local garage door company, which calls you back, confirms it covers your road, quotes the job and does the work.
Questions to ask the company
- Do you cover my side of the Rideau in Manotick, and is there a travel charge?
- While you are out here, can you check the springs, cables and rollers on the same visit?
- My detached garage has no outlet where the opener would go. Who arranges the electrician?
- Which door fits how I use this garage, and what does insulation add?
- Will the written quote show travel, parts, labour and HST as separate lines?
Have this ready for the call
- Road and nearest main road: Manotick Main Street, Bridge Street, River Road, Rideau Valley Drive, Prince of Wales Drive or Mitch Owens Road
- The number on your 9-1-1 blade sign, and which building holds the door
- Attached or detached garage, and whether a detached one has power
- A photo of the whole door from outside and one of the springs from inside
- Gate code, dogs, or a lane that must be cleared of snow before a van reaches the door
Questions people ask
Manotick is a long way from central Ottawa. Will anyone come out?
Your request goes to one company that takes south-end calls, and it confirms on the phone that your road is in its area. HomeStars notes that some companies charge extra for travel outside their usual area, so ask for that figure first.
My detached garage has no outlet. Can an opener still go in?
HomeStars puts an outlet or circuit at $150–$400, billed by an electrician. ESA says that anyone you hire for electrical work at home must, by law, be a Licensed Electrical Contractor, and almost all electrical work needs a notification of work.
Does a parking-only detached garage need an insulated door?
HomeStars says a non-insulated or polystyrene steel door does the job at the lowest price there, and suggests spending the savings on springs and hardware. For a heated workshop it points to polyurethane at R-12 to R-18.
We plan to build a new detached garage. Is there a City permit?
The City’s detached garages page lists a permit application, a fee, plans drawn to a conventional scale and inspections. A Development Information Officer can advise on setbacks, height and lot coverage before you apply.
Our lot is on the river. Does the conservation authority get involved?
The Rideau Valley Conservation Authority lists building a structure near a river, floodplain, steep slope or wetland among activities that may need its permit under Ontario Regulation 41/24. Its online map shows whether your address may be regulated.
