A former city with seventy years of garages
Gloucester was established in 1792, incorporated as a township in 1850, became a city in 1981 and joined the new City of Ottawa in 2001. It counted about 18,300 people in 1961, almost 73,000 by 1981 and 150,012 in 2021, so a large share of its growth came after 1961. Its neighbourhoods include Beacon Hill, Cyrville, Blossom Park, Leitrim and Findlay Creek, plus about 195 km² of rural land.
A Gloucester request can be a sixty-year-old single door or a new double door with a keypad. Convent Glen and Chapel Hill were Gloucester neighbourhoods too and sit in Orléans; see the Orléans page.
Blossom Park, Beacon Hill and Blackburn Hamlet
Blossom Park became a suburb in the 1950s, with bungalows on 150 by 100 foot lots along Kingsdale and Rosebella Avenues. Quail Ridge and Victoria Heights followed in the late 1970s and 1980s. Beacon Hill, split by Montreal Road, was built in the 1960s and 1970s. Blackburn Hamlet, ringed by NCC Greenbelt land, took its first residents in 1967, and most of its homes went up in the 1960s and 1970s.
A 1960s house may have an early door or one fitted decades later, and the build year alone does not say which. Give both years if you know them. A dented section on an older door is a question for the company: ask whether your profile and colour can still be matched, and see panel replacement. Its repair guide favours a new door when several parts are failing or the repair passes half its price.
Riverside South and Findlay Creek
The first houses in Riverside South went up in 1996, around River Road, Earl Armstrong Road and Limebank Road. Findlay Creek, southwest of Leitrim Road and Bank Street, was planned under the Leitrim Community Design Plan from 2003; Leitrim and Findlay Creek together grew from 1,333 people in 2006 to 14,089 in 2021.
If an opener, keypad or sensors came with the house, give the opener’s brand and model, add a photo of its label, and say whether the keypad, the remotes or the door stopped first. See also remotes and keypads.
Rural roads and detached garages
On a rural lot the garage may stand apart from the house. HomeStars lists travel charges as an extra when a home sits outside a company’s usual area, so ask on the first call. HomeStars says a high R-value door on a detached garage used only for parking adds cost without much benefit, while a bedroom or office above the garage is a reason to look at an insulated core. More in insulated garage doors.
The City exempts detached accessory structures under 10 m² from a building permit; for a new, larger garage, check with the Building Code Client Service Centre or 3-1-1 before you order its door.
Two price lists, side by side
HomeStars’ Canada-wide guide puts a typical repair at $150 to $400. One Ottawa firm’s Gloucester flat rates run higher on springs and cables (see the table). Ask what a figure covers: one spring or the pair, the trip, the parts that wear alongside. HomeStars also lists extras people miss: disposal of old parts, emergency fees and travel. More on repair cost in Ottawa.
What the agreement should show
Ontario requires a written agreement for any home renovation contract over $50. A bill can go at most 10% over an estimate in the contract unless you sign a change. The province recommends a deposit of 10% or less, and a contract signed at home has a 10-day cooling-off period. Ask for parts, labour, travel, disposal and HST as separate lines.
Who you are dealing with
Ottawa Garage Door Desk passes your Gloucester request to one independent local garage door company. That company calls you, looks at the door, gives you the price and does the work. We are a request service and do not do repairs ourselves.
Questions to ask the company
- Is my address inside your area, and is there a travel charge for a rural Gloucester road?
- My door is a few decades old. Can you still get a panel in this profile and colour?
- Are you pricing one spring or the pair, and which spring type is on my door now?
- Does the price include hauling away the old springs, panel or door?
- Will the total with HST and any deposit be on a written agreement before work starts?
Have this ready for the call
- Street, postal code and the nearest main road: Bank Street, Hunt Club Road, Innes Road, Montreal Road, Leitrim Road or River Road
- The year the house was built, and the door's age if it was replaced since
- Attached or detached garage, and whether it is heated
- Photos of the door from the driveway, of the springs above it and of any label on the door edge or opener
- Width of the opening and number of sections
Questions people ask
Which parts of the city count as Gloucester on this page?
The former City of Gloucester: Beacon Hill, Pineview, Cyrville, Blackburn Hamlet, Blossom Park, Leitrim, Findlay Creek, Riverside South and the rural land around them. Write your postal code; the company confirms your address on the call.
Our Blossom Park bungalow dates from the 1950s. Is a repair worth it?
HomeStars suggests replacing the door when several parts are failing or the repair passes 50% of the cost of a new door. Send the door’s age and photos, and ask for both prices on one visit.
A panel on our 1970s Beacon Hill door is dented. Can one section be swapped?
That depends on whether your door’s profile and colour can still be matched. A photo of the door’s label and of the damaged section helps the company check first; HomeStars’ Canada-wide guide puts panel replacement at $350–$900.
We live on a rural lot with a detached, unheated garage. Do we need an insulated door?
HomeStars says a high R-value door on a detached garage used only for parking adds cost without much benefit. A bedroom or office above the garage is the case where it recommends a better-insulated door.
Does replacing the door need a City permit?
The City exempts a door replaced in the same size opening; the work must still meet the Ontario Building Code and the Zoning By-law, and heritage buildings get no exemption. For a wider opening, ask the Building Code Client Service Centre or 3-1-1 first.
