Four published ranges, four different baskets
Online prices for a new opener seem to disagree. Most of the gap comes from what each figure counts.
- $250–$600, HomeStars opener article. Unit and labour together; fitting alone, on a unit you bought, $100–$250.
- $400–$900, HomeStars installation cost guide. Belt drives sit at the upper end.
- $400–$800, HomeStars replacement guide. The opener line inside a door replacement budget.
- $550–$1,200 and up, one Ottawa firm’s list. A new unit on an existing door, with belt drives dearer than chain.
A basic chain unit on a standard ceiling sits near the low ends; belt or direct drive, more horsepower and add-ons push a quote toward the top. HomeStars’ Ottawa page says local installers usually quote one flat fee for labour and materials, so ask what that one number holds.
Where the money goes inside one price
The unit is the largest share. HomeStars says chain drives cost the least to buy and fit, while belt, direct drive and higher-horsepower models raise the unit price. Our belt vs chain page weighs the drives on noise and upkeep.
Extras raise the material bill and rarely the hours. HomeStars prices app control at $60–$150, and keypads, cameras, smart locks and battery backup together at $200–$1,200. Its replacement guide gives $100–$300 for Wi-Fi, battery or camera features and $50–$100 for an outside keypad.
Labour pays for hanging the rail and motor, the door arm, the pair of safety eyes HomeStars says every installation needs, the wall button, remote programming and the force and travel settings.
Charges set by the garage itself
Ceiling. Where the ceiling is low, sloped or vaulted, HomeStars expects either a low-headroom kit or a side-mounted unit, and either one raises the price and the time on site. A Canadian door maker says a side-mounted (jackshaft) unit runs about 25% to 30% dearer than a trolley model, fits in the same time, and works only with torsion springs.
Power. With no outlet close to the motor, an electrician adds one first, at $150–$400 on HomeStars. ESA says new wiring or devices count as electrical work to be reported through a notification, which is a different thing from a building permit.
The door. A motor lifting a door that drags or sags wears out sooner, HomeStars says, so spring or track work becomes a second price next to the opener. The Ottawa firm’s list adds that travel time can differ between central streets and Barrhaven or Kanata.
Fix the old unit or buy a new one
Repairs cost a fraction of a new unit: $49–$299 for an opener repair and $100–$200 for motor work on HomeStars, $150–$350 and up on the Ottawa firm’s list. Symptoms are on our opener repair page.
HomeStars names the cases that favour a new unit: a motor that runs while the door stays put, a burning smell, a logic board that loses its program, parts nobody stocks. It gives openers ten to fifteen years, and units built before 1993 lack the photo-eyes now required.
New door: keep the opener or add one
A new door rarely includes an opener. HomeStars says to set aside $400–$900 more when the old unit is ten to fifteen years old or has no safety eyes, and warns that big-box quotes often leave the opener out, sometimes the fitting too.
Keeping the unit saves most of that. Installers often remount and recalibrate an opener under about ten years old whose horsepower matches the new door, per HomeStars; a heavy insulated door can outweigh an older half-horsepower motor. Its Ottawa page says adding an opener to a door job can stretch the visit to a full day. Door prices sit on our new door cost page.
Tax, deposit and warranty on the final total
The Canada Revenue Agency lists Ontario’s HST at 13%: a $600 price before tax becomes $678.
Ontario’s guide for renovation businesses lists what the contract must show: products and services itemized, the total with all taxes, a payment schedule with the deposit, any warranty on goods or labour, and who cleans up. The province recommends a deposit of 10% of the total or less. Agreements over $50 must be written, the bill can exceed an estimate by 10% at most without a signed change, and a contract signed at home gives you 10 days to cancel.
HomeStars’ Ottawa page says manufacturer coverage on openers is common and the terms differ. Ask how long the motor and the labour are each covered.
Who prices the job
Ottawa Garage Door Desk passes your request to one independent garage door company in the Ottawa area. That company phones you, checks the door, the ceiling and the outlet, names its own price and installs the opener. Mention the door size, ceiling height, outlet spot and the extras you want, and the first price will sit closer to the final one.
Questions people ask
Why do published prices for the same opener job differ so much?
Each source counts a different basket: a basic unit and labour, a guide figure that tops out with belt drives, or one Ottawa firm’s list that includes the unit. Drive, motor power and extras move a quote across the ranges.
Is it cheaper to buy the unit and pay only for fitting?
HomeStars puts fitting alone at $100–$250. Ask whether the company fits units it did not sell, and what its labour warranty covers then; HomeStars says warranty terms vary between Ottawa installers.
How much tax goes on an opener quote?
The Canada Revenue Agency lists Ontario’s HST at 13%. A $600 price before tax becomes $678. Ask whether the number you heard includes it.
Can the final bill come in above the estimate?
Ontario’s guide for renovation businesses caps the bill at 10% over an estimate in a contract, unless you ask for extra or different work and both sides sign a change.
Does electrical work add a fee of its own?
The outlet is the electrician’s line, $150–$400 on HomeStars. ESA requires a notification for almost all electrical work in Ontario, filed before the work begins, and a building permit is a separate matter.
